5 ½ Prospect Street is a 3-unit townhouse development located on a quaint side street in the coastal town of Rockport. These units were built to satisfy the demand for larger units which are available to rent year-round (many rentals in Rockport are seasonal as it is a vacation and “snowbird” destination). These residences boast either 2 or 3 bedrooms and finishes include hardwood flooring throughout, white shaker kitchens, stainless steel appliances, quartz counters, stylish tile baths, ample parking, private outdoor space and so much more.

This property was on the MLS, and came on the market just as the federal reserve was raising interest rates to help stimy inflation. To get ahead of this, we wanted to purchase a multi-family project quickly before rates rose. We were specifically looking in Rockport, which is primary comprised of single-family homes, so we were lucky to find a 3-family.

The existing house was a legal 3 family, but the units were small and disjointed, and the property needed renovation. What attracted us to the property is that the previous owner had gone to the Zoning Board of Appeals the year earlier and got approval to expand the size of the building. The sale would include these plans. Although amazing for our purposes that it came with permitting in place to expand, we were not in love with the unit layouts. Our plan then was to take what was already approved as far as building size and square footage and change things around a bit to meet our design goals. This required a quick trip back to the Zoning Board of Appeals for their blessing, but with the previous project already approved, the process was relatively painless.
