Located on a sleepy side street in Jamaica Plain (Boston), 30-32 Chestnut Square was built new construction in 2015 and featured two townhouse residences that had everything buyers were looking for!
Enter into open floorplan living/dining/kitchens with gorgeous long plank hickory floors, double crown moldings and French door access to private decks. The kitchens were straight from your favorite design magazine with custom built-in cabinetry, Carrara marble countertops, Viking + Bosch appliances and large seating islands with bold barn style lighting. The entry levels also featured a pantry/closet and a half bath w/basketweave brick floors.
Upstairs, each townhouse had two large bedrooms and a 3rd bedroom/den. The primary bedrooms featured marble baths with soaking tub and double vanity sinks. The lower levels were finished with access to two car garages.
This property was on the Multiple Listing Service (MLS) and included an 1800’s Victorian 2 family house which was on a large lot. The two short ends of the large rectangular shaped lot fronted on two different streets – Lamartine Street and Chestnut Square. The existing Victorian 2 family faced Lamartine Street, and the backyard facing Chestnut Square was overgrown. We beat out other bidders, speculating that we could build more than was already there on the lot. We fixed up the existing two family, and then we petitioned the Boston Zoning Board of Appeals and obtained zoning relief to build an additional 2-unit townhouse facing Chestnut Square. To satisfy neighbor concerns about parking on Chestnut Square, which is a narrow side street, parking was designed to be accessed from the wider, busier Lamartine Street while still maintaining front door entrances on Chestnut Square.
The City of Boston only allows one public water meter per lot. In this case we have two buildings on one lot, so the water line for the new 30-32 Chestnut Square building is fed off of the meter that is in the basement of the old 1800’s Victorian building facing Lamartine Street.
